Lake Las Vegas Homeowners and Their HOA Head to Court over Cracked, Sinking Homes

Homeowners at Lake Las Vegas are having very series issues that devalue their homes.

Dozens of Lake Las Vegas homeowners are headed to court after failed mediation with national homebuilder Pulte Group. Claimants say there are serious construction defects that are causing homes and common areas in their luxury 55+ Del Webb community to crack and sink.

Cracks, Sinking, and Safety Fears

Residents describe walls separating from houses and visible sinking across the neighborhood. A geotechnical report warned that if water seeps into the retaining wall system, the slope could “move substantially” or even “fail completely.”

Homeowners say the damage extends beyond isolated spots and is affecting streets, curbs, and dozens of properties. HOA counsel called it both a structural and safety crisis for the community.

Stalemate over Repairs and Arbitration

The HOA and homeowners attempted to resolve the matter under Nevada’s Chapter 40 defect law, which requires builders to address construction issues before litigation. After talks broke down, Pulte insisted that disputes must go to arbitration, citing language in the community’s CC&Rs and purchase agreements.
